Recent national housing data shows an interesting shift: new homes have recently been selling at prices comparable to, and in some periods below, existing homes.

For buyers in the Kansas City area, it’s another reason not to rule out new construction based on price alone.

The Price Gap Is Changing

A recent Homes.com analysis of national housing data found that the median price of a new home was $405,300, compared with $414,933 for an existing home during the period analyzed.

That’s a difference of nearly $10,000.

The analysis also found that new-home prices had fallen below existing-home prices in five of seven recent quarters, beginning in the second quarter of 2024.

Of course, these are national figures. Home prices vary considerably depending on location, size, features, lot and other factors. But the trend challenges a common misconception that buying new automatically means paying more.
