<p class="wp-block-paragraph">When shopping for a home, many buyers automatically assume that a brand-new home will cost more than an existing one. For years, that was often the case. But today&#8217;s housing market is changing — and new construction may be more competitive than you think.</p>



<p class="wp-block-paragraph">Recent national housing data shows an interesting shift: <strong>new homes have recently been selling at prices comparable to, and in some periods below, existing homes.</strong></p>



<p class="wp-block-paragraph">For buyers in the Kansas City area, it&#8217;s another reason not to rule out new construction based on price alone.</p>



<h2 class="wp-block-heading">The Price Gap Is Changing</h2>



<p class="wp-block-paragraph">A recent Homes.com analysis of national housing data found that the median price of a new home was <strong>$405,300</strong>, compared with <strong>$414,933 for an existing home</strong> during the period analyzed.</p>



<p class="wp-block-paragraph">That&#8217;s a difference of nearly <strong>$10,000</strong>.</p>



<p class="wp-block-paragraph">The analysis also found that new-home prices had fallen below existing-home prices in <strong>five of seven recent quarters</strong>, beginning in the second quarter of 2024.</p>



<p class="wp-block-paragraph">Of course, these are national figures. Home prices vary considerably depending on location, size, features, lot and other factors. But the trend challenges a common misconception that buying new automatically means paying more.</p>



<h2 class="wp-block-heading">Why Is New Construction Becoming More Competitive?</h2>



<p class="wp-block-paragraph">Today&#8217;s buyers are paying close attention to affordability, and homebuilders have had to respond.</p>
